When purchasing real estate in Buena Vista, Salida or anywhere in Park County for the purpose for being in the center of some of Colorado's best hunting, there are sever things to consider. It is essential you know what units are around the property so you know what chances you may have.

For a start, Colorado has four major game rifle seasons. There is also an archery and a muzzle loader season. It is important to know the best season to hunt the animals. This relates to our previous discussion of resident herds versus migratory herds. 

Colorado has a draw only preference point system for deer and most elk tags. The next issue becomes the subject of preference points and how many are required to hunt a particular region. There might be none, and there might be several. You might have to wait a few years to start hunting on your ranch. Not all news is bad, as landowner tags usually can be obtained for properties belonging to trophy game units. You need at least 160 acres to qualify, and if you have more acres, there are more available tags.

The state encompasses millions of acres of public land, including land managed by the US Forest Service, the Bureau of Land Management, and the state itself. Much of this is prime hunting land, in particular those sections that are inaccessible to the public. It is against the law in Colorado for the public to enter public land straight from private land without obtaining permission first. Therefore, when seeking the ideal hunting property, selecting properties that adjoin public land can dramatically increase the acreage you can hunt on without increasing your cost.
