Many hunters dream of owning their own private Colorado Real Estate near abundant game. So if you're in the market for that Colorado "dream property" (more than1000 acres), or are looking to purchase your corner of the world for your own closer to towns like Leadville, Buena Vista, Salida or Fairplay, you'll want to consider some fundamentals prior to investing your hard earned money into that Colorado property.

You might be tired of hearing location, location, location, but it is very important for hunting. Colorado Real Estate is home to elk herds that are the largest in the U.S., in every mountainous area of Colorado you will find them there. You will even see elk wandering around on the Eastern side (where they originally lived), and they have been spotted in other eastern cities in Colorado like the Limon communities and ranches.

Some areas of the state have a larger concentration of elk. Almost 50% of the over 260,000 Colorado elk are found in the northwestern area of the state. Also there are some good sections around the state and you should be aware of them to make a good choice. Also in Colorado, deer are abundant! The hunting units in the mountains account for approximately 90% of the deer within the northwest section of Colorado (approximately half of the 600,000 or so deer).

Big game thrives on three essentials -- shelter, water, and food. The more of this your property in Colorado has, you have a better chance of good hunting. The best habitat ranges from 6,500ft to 9,000ft in elevation, however, elk and deer can also be located at every elevation. For the areas that you are interested in, one thing you'll want to know is whether the local herds are resident or migratory? Do they spend the winter there or are they just present during hunting season?

Agriculture will serve as a draw for animals to come to the property on your ranch, but absent hay production, any property with meadows that are natural and have some water is going to have game visiting your land here in beautiful, colorful Colorado.
