Often times when real estate brokers aren't successful in the area in which they are located, they will often try to get away from their competition and venture into an area that is still close by but feel like they have a better chance. In theory there is nothing wrong with this and many brokers who institute this practice do OK. As well, they do right by their clients and represent them very professionally.
On the other hand, there are often instances where the client is not represented with the professional standards as promised. It takes a great commitment from a broker to rightfully represent a property that may be over 1/2 an hour away or more thus spend an hour of their day just to check on it.
Twin Lakes is especially susceptible to this as its location between Leadville and Buena Vista seems to be a prime area for brokers from both areas. Unfortunately, brokers from both locations with properties listed here seem to put Twin Lakes last on their to-do list. Many homes and properties go unchecked for many weeks sometimes months at a time.
Being a full time resident of Twin Lakes probably makes me more sensitive to what I see, but regardless of where the property is or the value of the property, Twin Lakes clients should receive exactly the same quality of service a multimillion dollar home would expect. Daily I witness for sale signs lying down in the mud, brochure boxes either empty or full of water and homes that you can't be accessed in winter.
Lack of professionalism is also seen in the MLS's listing placed by the broker. I often find listing with no photographs of the property. Often times there may be only a couple that are so low in quality they wouldn't attract a buyer's interest. The descriptions are such that it is obvious not much thought or time was given to convey the property's attributes which will attract buyers. What is really unfortunate is that the client being represented never knows. The property doesn't get shown let alone get an offer and the client is left to wonder why their property has very little activity.
Another trend is brokers from Summit County listing property here. The property is then entered into the Summit County MLS thus eliminating access to the listing to brokers here that typically have the buyers. I have yet to figure out what line a broker in that position uses to convince a seller to list their property with them?
