Washington Park and its area of real estate is a lovely and central area surrounded by Alameda, Buchtel, University, and Downing. With large trees, neighbor friendly streets and manicured lawns, "Wash Park", as it is locally called, is a greatly desired market of real estate. Many of the older homes that were in disrepair with larger lots are now being scrapped to be replaced by big beautiful homes tastefully designed to fit into the neighborhood. Not all the older homes are being replaced; many are being updated and restored. The homes for sale in Washington Park usually do not last long on the market. Washington Park is one of the most sought after areas to own real estate in all of Denver.

Washington Park includes 161 acres and many activities take place here including soccer games, volleyball leagues, soccer games, one-on-one basketball, tennis tournaments, charity runs of 5K, cycling, athletic training, and walking, as people take in the lovely flower beds on Downing. To the southeast, you will see South High School’s clock tower rising above the neighborhood from the corner. Also, the high-rises of Marion Parkway are visible from just about anywhere you happen to be in the city. 

Newly built houses, duplexes, bungalows and pop-top homes can be found in Washington Park that are for sale. Homes typically are priced anywhere from $400,000 for smaller bungalows to $1.6 Million for large homes in Washington Park. 

Washington Park, Colorado started as a portion of South Denver. Smith's Lake was a perfect place for a park so Mayor Thomas S. McMurray bought as much of the land as possible. He then started legal proceedings in an effort to condemn more property. In this way, once all the legalities were finally finished in 1899, bring to a total, 160 acres. 

Reinhardt Schuetze was the designer of Washington Park. John B. Lang was Washington Parks first superintendent. He brought shrubs and trees down from out of the mountains and added them to the landscaped areas. Wash Park's population rose by an incredible 75 percent between the 1920's and 1930's, when brick bungalows went up everyplace (a consequence of 1886 law prohibiting frame construction). In 1924 the original fire station (it now operates in a new building) on 1540 East Virginia Street was built. 

When the first zoning ordinances took effect in 1925, S. Gaylord St., was business zoned, allowing a shopping district that thrived to spring up where the locals could obtain anything they required, whether it was a haircut or a movie. Old S. Gaylord St., is a favorite spot for eating, boutique shopping and art galleries still today. Moreover, local as well as visitors take delight in Bonnie Brae, with the village-like atmosphere, where they can take time to relax and enjoy meals, drinks, flowers and ice cream.  Both of these locations contribute to the homey atmosphere and convenience that result in Washington Park being such a nice area in which to live.
