In some instances, brokers don't want to take the responsibility of saying what the entire square footage of the property is. They include the room dimensions in the listing but not the total square footage. So this presents a delima. With the presented room information often times (more than not), leaves out bathrooms, utility rooms, and other less used spaces. Therefore, it might be necessary to add uo the square footage from each room and make a guess at the square footage left off from the smaller rooms to come up with a total size estimate.

In this case, multiply the dimensions of every room to come up with a total square footage approximation. For instance, if the bedroom is 10 feet by 15 feet, then the area, or square footage, is 150 square feet. To obtain the total square foot measurement, sum up all of the dimensions of the rooms. Though you may still have to approximate hallways and other spaces, it gives you an adequate estimate that will be pretty close.

The equation is straightforward once you have figured out the size of the home you want. You can calculate the price per square foot simply by dividing the listing price by the total square feet. For example, a 1,500 square foot house listed at $300,000 costs $200 per square foot.

It is always wise to purchase a home with a reasonable price per square foot which vary from neighborhood to neighborhood. A home with a square footage price below other homes in the neighborhood could be an excellent buy. It might also be for a very good reason like the home might have plenty of things messed up that need to be remodeled and repaired. If you don't have the funds or the time for this, maybe you shouldn't waste your time.
