We also have a FEATURED PROPERTY section where we showcase great properties. Look for properties at your leisure. Get the jump on other buyers when you Sign up to receive new listings sent directly to your email inbox. When you see a property that excites you let us know. If you see a For Sale sign and want information on that property let us know. We can talk about the properties that are best for you and then set up appointments for you to preview them first hand.
Purchasing Your Home
When we find the perfect home or property, it's time to write and submit your offer. Now, more than ever, time is of the essence. We make it our top priority to write your offer precisely to convey your price and terms and present your offer as quickly as possible. We don't want the possibility of another offer being presented with ours. This will put a seller in an enviable position where typically the selling price ends up much higher and the terms not as favorable. We want you to be in FIRST POSITION to negotiate one on one with the seller and get the property off the market to other buyers.
Therefore, we have all the STATE OF COLORADO DEPARTMENT OF REAL ESTATE APPROVED FORMS online. We complete them with the price and terms of your offer and then we send them to you via email for immediate inspection and approval. You can even approve them online without having to print them out! We can get our offer presented without any delay. Upon coming to an agreement with the seller we coordinate and over see every facet of the transaction. We constantly update you with progress reports via email or phone, however you prefer.
Closing
Prior to closing, we will inspect the property with you to make sure it is in the condition promised. We will go through the HUD papers which itemize all costs and credits to both the Seller and the Buyer. We will make sure it is correct and that the Loan, Loan Fees and Interest Rate are what the Lender had promised you. We will advise you of the exact amount of funds you will need to bring to the closing. No surprises! At closing we will be with you to oversee that everything is as correct and properly signed.
