Many causes can be the issue if you're Leadville or Twin Lakes home or real estate doesn't sell but the one that is the most avoidable is listing with a broker who is outside the area. Time and time again I try to educate sellers as to the pitfalls of entrusting the marketing and selling of their home or real estate to a broker who is not located where their property is. This is constantly happening in Leadville and Twin Lakes.

There are several reasons outside brokers solicit property listings outside their area of marketing and knowledge. The most obvious is that they are not effective or successful in their home marketing area. Therefore they have to try to get listings from somewhere else. Survival is important, but a professional should be offering professional services in an area they are familiar with and can represent the property's they represent professionally.

Here are a few things happening here in Leadville and Twin Lakes. Many brokers are from the Summit County area. They do not belong to the local Multiple Listing Service so when they list a property here it put in the Multiple Listing Service that services Summit County, not Lake or Chaffee County. So the listing taken from here isn't available here to the local brokers who typically hold all the potential buyers. Instead it's listed in Summit County. I'm sorry, but in my opinion this is a disservice to the client and the property. Since the property is so far away from where the broker typically does business, it is more often than not, neglected. The broker for sale sign is often lying on the ground with an empty brochure box. The property is rarely checked so who would know if there has been water or lights left on or even worse, left unlocked?

Now what happen when someone calls the listing broker and wants to see it? That broker is looking at a minimum of a 2 hour round trip just to show the property. Do you think that will be meant with much excitement?

I don't care how persuasive an out of town broker is, your will be better served with a local full time broker. At Reynolds Real Estate Group we serve our clients best interest, not our own.
